Location: California, USA UPDATE: information that answered my questions provided by aeris_lives in the comments but leaving up for others who may need advice. Hello all. Not a post I’d ever hoped to be making but I’m getting conflicting info through Google. I’m located in Southern California and have owned my condo unit for a little over 4 years. I am the only person on the deed and have been the only person paying the mortgage/HOA/property tax. My partner moved in a year and a half ago but is volatile and has been violent towards me on multiple occasions, as well as destroyed some of my belongings. From what I understand, since he’s lived here for over a year an eviction (notice to quit? I’m unsure) would give him 60 days to vacate, which poses a problem for me because I have pets and personal belongings that I don’t want him to have unsupervised access to, and I would not be able to stay in the same living space during the eviction period for obvious reasons. The personal belongings could go in storage but moving them preemptively would raise red flags for him and I don’t have a local support network currently who could supervise me removing them once he’s served. Likewise, I don’t have a place to stay for 60 days that could accommodate three pets (cats and a dog). My main question is, if I report him for domestic violence to the police, would getting a protective order…

A month ago I got pulled over for running a stop sign. It was not a four way stop sign it was a stop a 2 ways and clearly there was not a single person on the street because it was empty so I slowed down to 11mph(obviously stupid of me) and of course the cop was hiding and had nothing to do because I was in a small gated community and pulled me over. It was my first time getting pulled over and I got ticketed but I was with my underage friends in the car, I am 17 years old and since I got my license in march and I’m in California I need to wait a year before I’m allowed to drive others. I only got a ticket for the stop sign and the police did not say anything about my friends. My court date is October 15th I’m wondering what are the possible steps I can take here because I know that since im underage I can’t pay online but I was wondering if going to the court on that day is the only possible day to address the ticket. My main worry is that I’m way guilty so there would be no contesting in court and I’m afraid that I could get my license suspended for driving my underage friends around. Location: Los Angeles. My mother has dementia and was placed on a 5150 Monday night after a behavioral crisis. Her 72-hour hold expires Friday at 1:46 a.m., and we learned tonight that the psychiatrist is proceeding with a 14-day hold rather than releasing her. We are totally shocked. Although she has dementia, she is still very aware of what is happening around her. Before hospitalization, she was communicative, engaged with our family and understood her surroundings. My father is her husband and primary caregiver and is ready and willing to bring her home and provide 24/7 supervision and care. She has dramatically declined in just a few days. She was so sedated that she needed his help to eat. When she spoke, her voice was barely above a whisper and my dad had to bend down to hear her. She also had a vacant, disengaged look that was completely unlike her. This is a profound change from her baseline before she was hospitalized. When my dad raised this with the psychiatrist, he attributed it to her dementia, despite not knowing what she was like before admission. We need to get her out ASAP. We are contacting the LA County Patients’ Rights Office first thing tomorrow and have contacted her neurologist, who knows her baseline. What can we legally do tomorrow to try to get her released as quickly as possible? Can we challenge the 14-day hold immediately? Would getting an attorney involved help? Thank you!

Location: Berkeley, California I rent an apartment with one bathroom. There have been problems with the bathtub/shower combo leaking into the apartment below mine on multiple occasions but in the past they have done quick fixes that allowed me to use the shower in less than 72 hours. That is not the current situation. Last Thursday (8 days ago) someone from maintenance came to look at the shower because there was a leak into the neighbors’ unit again. They asked me not to use the shower until it was repaired. I heard nothing from the landlord until Monday morning, despite sending messages to ask for updates Saturday and Sunday. Monday I was told they were getting quotes for the work, and would update me in the afternoon. I could use the shower/tub in a vacant unit, but would need to bring my own shower curtain to shower and arrange it around their showing schedule. I have had no further updates. I have local family where I can bathe, but my understanding is that California considers access to a bath or shower to be a basic habitability requirement. Does offering use of an empty unit cover this?

Location: San Francisco, California To make a long story short: the roofers my management company hired burned down our bedroom wall. They (the roofers) were very responsive and took full responsibility, put us in a hotel and etc. The problem is that there are still a number of things that have yet to be addressed and the contact for the management company whom I was told to email replies only after months and, when he does, offers no help. I've settled that my first biggest priority here is to get an expert in here to assess whether the apartment is actually inhabitable. I got a smoke restoration guy in here to look at the books (another story) and he said there could still be residual VOCs in the walls. I don't know if its in my head but I really feel like I can't breath at night (remember the fire was in the bedroom). This is really affecting my sleep. I emailed the contact for the management company requesting this service and he essentially said he would reach out to the roofing company and let me know what they say. That was several months ago now. I'm aware that legally the apartment needs to be habitable at all times, so I'm positive it isn't the legal responsibility of the roofers to hire these people, but that its fully incumbent on the management company to follow through with these things. What should I do?
